Great resource for newbies and I'm sure veterans too!

I have never invested in real estate and had no clue that even normal rookies could do it and succeed. Brian Murray’s book helps the newbie to not only get into investing in real estate, but helping you to see that it is possible to go big. He gives you all the information you would need, including the basics that someone like me needs to get started, the best being KISS (keep it simple, stupid). I think we tend to make things more difficult than they really need to be. He also goes over all the investment vocabulary so if you don’t know something, it’s there, and he does examples of the math you would be doing so you understand how it works. He also offers a list of supplementary resources at the end of the book and the kindle version has hyperlinks to access them within the book. The end of each chapter offers the key points in case you get a little googly-eyed from the technical stuff, which I appreciated.
I liked his tips of buying local, you will know the area and the market, but he also tells you how to buy in places that aren’t local. He makes sure you understand the risks and considerations and this is true throughout the book. He wants you to be prepared for something that is a big investment. Another aspect I enjoyed was the project building he uses as an example throughout the book. It is educational and interesting to watch the project unfold and reading about his doubts as he worked on the deal.
I don’t see any negatives with this book as it helps anyone, newbie or veteran, with getting and staying in the commercial real estate market. I would recommend this to anyone thinking of dipping their toes into the real estate market.

Need a side hustle to make ends meet? Been thinking about owning, renting or moving some real estate to see if you can turn a profit? If so, then this book is what you need to read to get practical advice, real-life examples of successes and failures and simple, down to earth business strategies. Brian Murray tells the reader about his own personal experiences from his beginnings as a new investor, to dramas with his renters, to nurturing his investments as an entrepreneur to his present position as a successful businessman and investor with a multi-million dollar business. That's some side hustle!!
And the amazing thing is, that's how it started – he had too much month at the end of his money and needed to supplement his teacher income. So, he took a simple interest and turned it into a money maker. He started small but soon realized that with some simple business math (outlined for the reader in his book), common –sense and a little creativity, he could invest in larger properties and turn bigger profits while also making a difference in other people's lives including his own. Brian spells his simple strategies out in this book and provides supplementary resources to help the reader out. He wants everyone to be as successful as he was and believes they can. He admits and even revels in the fact that, because he started as a non-professional, he didn't know his approach was different that other large commercial property investors – but, this is the key to his success. He was small and, therefore, more nimble than other bigger investment houses in the same space. His story is inspirational and practical giving the reader all the tools they need to start out investing in the commercial real estate market and making their own dreams of success come true.

Lots of practical advice and motivation for wanna-be and experienced investors alike

Brian Murray has done a great job writing a book that both newbie commercial investors and those with more experience will enjoy and find beneficial. I own several single family rentals and a 24-unit apartment building that are all performing well, so I'm not a newbie, but nevertheless I found myself highlighting key insights on almost every page of the book. There is plenty of practical advice along with related anecdotes in every chapter, and his straightforward and relatable writing style make the reader, or at least this reader, believe that achieving significant success in the world of commercial real estate is something ordinary people can realistically achieve. The book is quite an achievement. I don't know if Brian has written many books in the past, but if this is one of his first forays as an author you wouldn't know it from the quality of his work.
Brian also was able to put into words something that I've felt but not been able to express as clearly as he did. In response to a friend who asked him how much money his real estate business needs to be worth before he would walk away (sell it), he says the question misses the point. "I might have started my business for the extra income, but it became more than that with every hour of my time I put into growing it, as it does for most entrepreneurs." The book has plenty of examples of the hard work and tenant drama that make real estate investing via commercial building ownership completely different than passive investments like the stock market, but the pride and self-satisfaction from making a positive difference in the lives of tenants and in the community from improving commercial property comes through throughout the book.
